Sandyflats is a housing estate in Johnstone, near Glasgow. It was built between 1959 and 1962 as Howwood Road Phase 2. It is similar to its neighbour Howwood Road in that the majority of its houses are in the form of 4 in a block cottage flats. Most of which have a yellowy colour of pebbledashing applied - hence the name Sandyflats. as well as the cottage flats there are also three storey tenements built at Ryefield Avenue and Ryefield Place.

The estate has become as notorious as other nearby estates for its gang-related crime and antisocial behaviour. Hotspots are around Huntersfield Road and Ryefield Avenue. The tenements at Ryefield have lain in a semi derelict state for years. only two properties remain occupied at the time of writing. Many of the crumbling flats have been burnt out and, being the first part of Johnstone that you see when entering the town from the Kilbarchan direction, give a sorry advert for the town.
