The Delivery Man brought £30,000 worth of bathroom tiles to the supposed flats development project at The Carter Warehouse on Calcutta Street one evening on November 2016. The project was a scam perpetrated by Pat Phelan and Vinny Ashford in which they would flee with the investor's deposits. Anna Windass and Michael Rodwell had heard as much but had no evidence to get the men arrested so Michael went to the site at night to gather some. The late delivery scared him, particularly when the man approached him with his van's headlights behind him, creating a silhouette which appeared to be Phelan himself. Michael was found out though when the man rang Phelan and confirmed that the tiles were now on site, giving a description of Michael to the puzzled crook and giving the game away that he was there, snooping around.
